Residential Seal Coating Services

To assure our customers the longest life of an asphalt paved surface, Pinx Group offers complete residential sealcoating services. Sealcoating is a method of preserving asphalt by applying a thin coat of surface tar material over the previously applied paved surface. Sealcoating rejuvenates, protects and extends the life the surface of any new or old blacktop surface. It does not fill cracks or fix broken asphalt. Because sealcoating is applied to existing surfaces, it can be applied by hand on smaller areas or by machine on larger projects by our commercial sealcoating services division.

Not only does sealcoating restore the clean dark black appearance to your driveway, it fills in holes from displaced rocks and cracks in the surface preventing further surface degradation and extending the life of the driveway. Sealcoating does not replace the need of a total driveway replacement if your driveway is severely damaged.

Sealing your driveway or parking lot is an essential step in protecting it from harsh elements. It can also improve the appearance of your property and increase its value. However, many homeowners have questions about residential seal coating- what it is, how it works, and whether or not they need it. Routine Sealing for Long-Lasting, Quality Parking Lot and Driveway Asphalt Surfaces

When to Sealcoat

  • The year after the asphalt has been installed.
  • When asphalt has faded from original black color.
  • When aggregate in asphalt is being exposed.
  • When sand begins to collect in curbing areas.

Benefits of Sealcoating

  • Fills surface voids.
  • Prevents damaging water penetration and UV ray oxidation.
  • Helps protect from gas and oil drips which deteriorates pavement.
  • Costs pennies per square foot versus dollars per square foot to replace existing asphalt.
  • Easier to maintain. Snow and ice melt faster and sweeping is easier on a smooth surface.
  • Sealcoating provides a dark surface and the pavement looks and wears like new asphalt. Sealing helps project a positive image of your home.

Sealcoating Process

  • Thoroughly deep clean the asphalt surface with high-powered blowers and wire brooms. This is more than just dusting off loose debris. Without this proper cleaning, the sealer will not adhere to the asphalt and fail. This is also a great time for us to fill any cracks in your asphalt.
  • Application of Star sealer to surface as specified.

The Day of the Work

  • We could arrive to seal your driveway anytime between 7:30am and 6:30pm, no one needs to be home for us to do the work. If you would like a more narrow window, contact the office after 7:30am on the morning of the work. These are just standard operating hours and may change due to weather or seasonal conditions.
  • Please have the driveway clear and the vehicles in the street by 7:30am on the morning of the work. We will knock on the door or call prior to starting the work to try to ensure no cars are trapped in the garage.
  • If there is a threat of inclement weather, we will contact you no later than 9am on the morning of the appointment to re-schedule.
  • We request payment before or at the time of service. Please leave a check, made payable to ‘Pinx Group’, either taped to the front door or under the doormat for our crew to collect. We also accept cash and credit card.
  • The cars must stay off of the driveway for 24 hours after the work is complete. If there is deep shade or northern exposure on the driveway, it is best to stay off the driveway for 48 hours. Make sure all water irrigation and sprinkler systems that can impact the driveway are shut off during this period.
  • In early Spring or late Fall, when temperatures are lower and the driveway will not be exposed to as much sunlight, allow 48 hours before driving on the driveway, or 72 hours for very shady or northern-exposed driveways.
  • If you reside in a gated community, please contact security and alert them to the appointment so that our crew will be able to pass through with minimal delay to our sealcoating process.
  • If you have an issue with the work, please allow the driveway to fully dry and contact the office immediately. We will do our best to rectify unresolved issues.

What is Sealcoating?

Sealcoating is a process in which a protective layer is applied to asphalt pavement. This layer helps to protect it from weather damage, wear and tear, and other factors.

How Does Sealcoating Work?

Sealcoating works by creating a barrier between the asphalt and the elements. This barrier helps to prevent water, oil, and other substances from seeping into the asphalt and causing damage.

Do I Need Sealcoating?

If you have an asphalt driveway or parking lot, sealer is a good idea. It will help to prolong the life of your asphalt and keep it looking its best. Here are a few things to keep in mind when deciding whether or not to seal coat:

  • The amount of traffic: If your driveway or parking lot sees a lot of traffic, sealcoating is good. The extra protection will help to prolong the life of the pavement.
  • The climate: If you live in an area with harsh weather conditions, sealcoating is good. The extra protection will help to prevent damage from snow, ice, and rain.
  • The age of the pavement: If your pavement is new, you may not need to seal coat it right away. However, if it is older, sealcoating is a good idea. The extra protection will help to prevent damage from weathering and wear and tear.

How Often Should I Sealcoat my Driveway?

Sealcoating should be done every two to three years. Over time, sunlight and water will break down the asphalt binder, making it more susceptible to damage from freeze/thaw cycles, vehicular traffic, and de-icing chemicals. By regularly sealcoating, you can help extend its lifespan.

Regrettably, many homeowners wait until they see signs of damage before sealcoating. By then, it may be too late to prevent extensive damage. If you wait until your pavement is damaged to seal coat, you will likely have to replace it sooner than if you had seal coated regularly.

What Are the Benefits of Asphalt Sealcoating?

Sealcoating offers many benefits, including:

  • Protection from weather damage: Sealer helps to protect your pavement from damage caused by sun, rain, snow, and ice.
  • Improved appearance: Sealer can help to restore the original color of your asphalt and make it look new again.
  • Increased value: Sealer can increase the value of your property by improving its appearance.

These are just a few of the benefits of sealcoating. For more information, please contact us today. We would be happy to answer any of your questions and help you choose the best option for your needs.

How Long Should a Sealcoat Last?

The average seal coat should last about three to five years. However, this number can be lower or higher depending on your area’s climate and weather conditions. For example, if you live in an area with a lot of snow and ice, your seal coat may not last as long as it would in a warmer climate.

How Long After Seal Coat Can You Walk on it?

You can walk on your seal coat about 24 hours after it has been applied. However, it is best to wait at least 48 hours before driving on it. This will give the sealer time to cure and harden.

Can I Do It Myself?

Sealcoating is a job that is best left to a professional contractor. If you try to do it yourself, you may not get the results you are looking for. In addition, this a specialized job that requires specific equipment and training. Here at Pinx Group, we have the experience and expertise to get the job done right.

Is Sealcoating Worth the Money?

Sealcoating is an investment that will pay off in the long run. By regularly sealcoating your parking area, you can prolong its lifespan and keep it looking its best. In addition, it is a much cheaper option than replacing your asphalt parking area.

In addition to being cost-effective, is also good for the environment. By prolonging the life of your asphalt products, you can help to reduce the amount of waste that goes into landfills.

What is Used for Sealcoating?

Sealcoating is a process that involves applying a protective coating to asphalt. The coating helps to prevent damage from weathering, UV rays, and vehicular traffic.

There are two types of seal coatings: coal tar-based and asphalt-based. Coal tar-based seal coats are more durable and provide better protection than asphalt-based seal coats. However, they are also more expensive.

Asphalt-based seal coats are a good option for those on a budget. They are not as durable as coal tar-based seal coats, but they will still provide some protection for your pavement. Each type has a variety of additives and sand.

How Long Does it take for Sealcoat to Dry?

Sealcoat typically takes 24-48 hours to dry. However, this can vary depending on the weather and temperature. For example, if it is very hot or humid, it may take longer for the seal coat to dry.

How Long Should you Stay off Pavement after Sealing?

Upon completion, we recommend that you wait 24 hours before walking on the seal-coated surface. For vehicular traffic, we recommend that you wait 48-72 hours. This will give the sealcoat time to cure and harden.

What Happens if I Don’t Seal My Driveway?

If you don’t seal coat your driveway, the asphalt will begin to break down and deteriorate. This process is accelerated by weathering, UV rays, and vehicular traffic. Over time, the asphalt will become cracked, pitted, and uneven and maintenance costs will increase.

Without sealcoat, your driveway will not last as long as it should. In addition, it will lose its curb appeal and decrease the value of your property.

How Much Does it Cost?

The cost varies depending on the size of your asphalt parking area and the type of seal coat you choose. For a typical residential driveway, the cost ranges from $100 to $300. For a more accurate estimate, please contact us today. We would be happy to give you a free quote for our maintenance services.

What is the Difference Between Paving and Seal coat?

While the terms are often used interchangeably, there is a big difference between paving and sealcoating. Paving is the process of installing new asphalt pavement. Sealcoating is the process of applying a protective coating to existing asphalt pavement.

Sealcoating is much cheaper than paving. It is also less disruptive and can be done in a shorter timeframe. For these reasons, it is the preferred option for most homeowners.

Why Choose Seal coat?

  • It protects the top layer of asphalt from weathering, UV rays, and vehicular traffic. This helps to prolong the life of your pavement and keep it looking its best.
  • It is a cost-effective way to maintain your pavement and prevent costly repairs in the future.
  • Replenishes the oils in the asphalt that are lost due to weathering and oxidation. This helps to keep the pavement flexible and prevents it from becoming brittle.
  • Stops water from penetrating the asphalt. This helps to prevent damage from freeze/thaw cycles and prevents the formation of potholes.
  • Provides a barrier against gasoline, oil, and other chemicals that can damage the asphalt.
